Fresh Paint for New Homeowners

After I survived my first Financial Audit from the lovely folks at BCFSA (I sincerely mean that, thank you for your patience!) I decided to uncouple the renovations from the Real Estate sales and management for a few reasons, mainly running all the expenses of General Contracting through a Real Estate Brokerage is a nightmare, but also my calling is being a Realtor and Broker, and being fastidious means I can manage a client’s renovation but I don’t have to put on overalls to do it :) 

So if you haven’t asked me directly we do NOT do renovations any longer. We have people we refer to and every trade and handyman (wonderful vetted trades people I might add) and are now co-ordinating renovations for our clients, but not performing them. We have evolved folks! 

That doesn’t mean I don’t like to still get involved, as a Realtor if that means I get to keep showing up to job sites and pointing out touch-ups with my fussy Realtor eye then so be it. There is nothing like a new coat of paint to freshen up the space for new home owners to move in. In my experience if you don’t do renovations in the first 6 months they never get done. 

My closing gift to these clients was you guessed it, a trunk full of paint (trim paint not pictured ;) enough to paint out an entire upper floor, about 1300sf including 3 bedrooms, closets, ceilings, cove and trim. I also acted as GC co-ordinating the painters who did a fantastic job. This home hadn’t been painted in over 40 years, dusty rose be GONE! 

We used Cloverdale paint, they spackled 10 million holes, removed wallpaper, removed many many hooks, shelves and brackets. The kids moving in picked out awesome colours for their rooms and ripped out the carpet to reveal gorgeous oak hardwood floors! Very happy for this wonderful family to move right on in, and I love being involved in the flip, even if it is just managing people now.

StackHaus Realty Inc. has a couple more deals to convey and close for early December, and are busy helping clients get their homes ready to move into and to list. Being a part of many aspects of a closing, co-ordinating renovations, it’s just my favourite thing.
